Manage and coordinate projects within the Companys real estate, design, and construction sectors, including scheduling, setting critical path, handling budget and cost, safety, quality, coordination of sub-contractors, communication with clients, providing field support, and ensuring that construction projects meet or exceed client needs;
Manage the real estate due diligence process during the real estate phase of the project by working closely with architects to secure civil engineers, surveyors, geotechnical engineers and environmental engineers to prepare evaluation reports on real estate properties to be bought by clients;
Review reports prepared by the consultants and present findings to clients, to determine whether or not the property will be purchased for development;
Responsible for budgeting and cost forecasting of all projects;
Work alongside civil engineers and architects to manage the design process to ensure that they meet client specifications and requirements; and send Requests for Information (RFIs) to the design team as appropriate;
Manage site and building permit processes to ensure that the building process follows required procedures and regulations;
Review all construction documents, specifications, plan scope of work, prepare projected time schedules for the completion of projects; and provide to clients for review and acceptance;
Work alongside architect and internal estimate team to provide plans, specifications and a project estimate to send to client for approval and signature;
Prepare meeting agendas and meeting minutes for all project-related, owner-architect and coordination meetings;
Request and secure bids from subcontractors, review bids, hire subcontractors for each project, and prepare and execute subcontractor contracts, purchase orders, review and process the change orders;
Review subcontractor submittals and manage and coordinate their work, including communicating job requirements and approving the purchase of materials from material suppliers;
Provide ongoing analysis of performance, job direction and identify problems and corrective solutions. Track and report actual costs vs. budgets. Provide status reports and updates to Project Executive and Project Manager;
Ensure successful completion of projects to clients satisfaction, ensuring quality, performance in accordance to regulations, schedule, and budget;
Responsible for collecting the Operation and Maintenance Manuals, Warranty Letters and As-Built drawings during the Closeout process; and delivering these documents to clients for their records.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
