Summary:
The Software Manager will provide first-level software support to all of the site users for RangeWater Residential.
This role will provide technical support to software users, answer questions, and resolve problems for clients via telephone or from a remote location.
This role requires the ability to multitask and must be organized.
The person in this position will work closely with the other departments within RangeWater Residential including operations, accounting, and training.
This position will be responsible for the set-up and maintenance of all software for communities managed by RangeWater Residential.
Essential Duties and
Responsibilities:
oDay to day support of Property Management Software programs for operations and accounting (i.
e.
Yardi, OneSite, Entrata) as well as other programs, including credit screening, utility billing, revenue management, etc.
oComplete Property Management Software upgrades/conversions.
Lead all new software program interfaces.
Provide in person training at sites as needed.
Assist with updating user manuals as needed.
oFormat and establish accounting trees for clients that operate using various charts of account.
oPrepare and validate data entered into Property Management Software on new/takeover properties.
oPrepare monthly AME schedules for onsite teams to ensure all required deadlines are met.
Assist with training onsite staff on GPR and AME monthly process.
oManage and maintain all software related issues reported to the help desk.
Analyze various issues within all software to maximize the use of the products.
oSupport properties and Regional Directors with any questions regarding various software programs.
oCoordinate with accounting to complete Month End Closeout in Property Management Software.
Assist properties with Month End Closing issues.
oRead/understand and analyze resident ledgers.
Assist with Budgets and Owners Reports as neededoAssist as needed with Property Audits, Take-overs and Due Diligence work.
oAssist Directors with the procurement of software services to ensure RangeWater Residential is receiving the best service and price available by vendors and contractors and other projects as needed.
oAssist Regional Directors and other Departments to create customized reports per owner or department specifications.
oMust be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater's policies and performance expectations.

oFollows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s)oPractices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s)oIdentifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivityoKeeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Work Hours:
Company hours of operation are 8:
00am-5:
00pm Monday through Friday.
Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job.
Must be able to perform the essential job functions unaccompanied.

Education/
Experience:
College degree is preferred.
Employment history that demonstrates progressive levels of accountability and responsibility in the application and usage of property management and residential multi-housing business principles and demonstrated knowledge and skills in software applications.
Individual must have at least 3 years of experience working with required operations and accounting software and the ability to learn new software quickly.
Ideal candidate also possesses at least 2 years of Yardi experience working within a real estate accounting team and has basic understand of GAAP.
Language Ability:
Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, and legal documents, motivate and lead teams.
This person will often represent RangeWater Residential when dealing with providers of various software services.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
Reasoning Ability:
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, Property Management Software systems, and database management programs in order to complete essential job functions.
Proficient in using property management software (preferably Yardi, One Site, Yieldstar, and others).
Individual must be able to act as the liaison between RangeWater Residential employees and various providers of software services.
Certificates and Licenses:
Current valid driver's license is required.
Supervisory

Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Travel will be required to visit properties, attend educational conferences, or other situations necessary for the accomplishment of some or all the daily responsibilities of this position.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods of time where visual strain may result.
