Our Director of Real Estate is responsible for all functions of the real estate department including lease negotiation, lease administration, rent payments, construction project management, acquisition/disposition and property management of owned assets.
This role works closely with our national transaction and construction project firm to locate and secure optimal locations to support our business.
Additionally, the individual will be responsible for maximizing the value of the owned assets including creating lease/dispose strategies.
Manages a team of three individuals charged with delivering high quality customer service while managing costs.
The position will report to the Managing Director, Procurement, Real Estate, and Fleet.
You will serve as a part of the home office team at the Rollins Support Center in Atlanta, GA.

Responsibilities:

Oversee a North American portfolio of 600
assets.
This includes new leases, terminations, acquisitions, and dispositions Work with Operations leadership to define a real estate strategy that supports long term business growth and changes Lead branch and region leadership through the transaction process for new sites and renewals Ensure lease administration database is maintained accurately and timely Own the process from project initiation to branch occupancy day 1.
This includes coordination with outside parties (Landlords, brokers, contractors, etc.
) and internal departments (IT, Security, Risk, Legal) Establish audit process for CAM billings and reconciliations Manage Real Estate Cost Center within budget plan Maintain and draft policy and procedural documentation for the Real Estate team Develop strategies to leverage surplus real estate assets Serve as a people leader for three Real Estate team members Support acquisitions including timely due diligence and integration of acquired assets Identify and implement process improvement and cost savings strategies Performance Expectations Take full ownership and accountability of Real Estate Team responsibilities Act professionally at all times Demonstrate active and engaged listening with all stakeholders Foster positive relationships with executives and operational leadership Set aggressive, attainable goals and consistently meet or beat them Present cogent arguments and analysis based on facts and data Seek answers and insights on how to improve performance or reduce costs for the organization Appropriately and accurately measures team and self-performance Demonstrate flexibility and adaptability to changing business needs and conditions The

Qualifications:
The Experience You Will Bring (Minimum Requirements):
Bachelors degree in Business or related field 10
years experience in corporate real estate environment with at least 5 years people leadership experience.
Track record of transformational change.
Ability to identify opportunity, qualify, build consensus and effect improvement.
Management experience leading a team of direct reports Working knowledge of commercial lease agreements Problem solving ability Capable of identifying root cause, resolving and measuring results.
Strong analytical skills - familiarity with business intelligence tools and their application in the business.
Can provide reporting guidance to analytical resources to produce valuable insights.
Proficient PC skills; experience with MS Office software including Excel, PowerPoint, and Word.
Proficiency at prioritizing work and organizing activities and resources to execute by or ahead of deadlines.
Excellent written and verbal communication skills Strong interpersonal skills Ability to understand and converse with individuals at all levels of the organization and externally.
Ability to deliver high quality and accurate results under business and time pressure.
