Summary:
The Business Development Manager position oversees the strategic growth of the 3rd party division of the property management company with specific emphasis on profitable property management agreements and 3rd party client relations.
The Business Development Manager meets with clients, schedules site visits, creates proposals for management and presents the research during virtual and in-person meetings with clients to pitch for new business.
Essential Duties and Responsibilities include the following.
Other duties may be assigned:
Assist Managing Director, Sr.
Directors, Directors, and Department Heads with all projects and assignments.
Engages clients for in-person meetings to promote RangeWater as the preferred management company.
Executes onsite tours for clients.
Presents virtual and in-person full management proposals to clients by researching and developing potential new business opportunities, identifying and meeting with potential clients and developing proposals.
Must develop and produce professional proposals and supporting materials to clients in numerous markets.
Exceptional communication (written and verbal), interpersonal and problem-solving skills are required to present in person to clients.
Develops business plans to promote market growth by gathering market and other relevant data, analyzing, and identifying emerging trends, assessing impact on the client's market position, and communicating issues, threats, opportunities, and pertinent information to the senior leadership.
Collaborate with department heads to ensure vision and culture of the company isimplemented.
Maintain and expand fruitful relationships with existing partners.
Perform due diligence on potential partners, deals, and new markets.
Perform market research to help identify new leads and opportunities and create business plans.
Create proposals for management, supplemental reports, and deliverables for potential clients.
Attend various, seminars, conferences and events to pursue networking opportunities and gather knowledge on various markets for future growth.
Assist in introducing new software programs and strategies to aid in growth.
Must be able to meet predictable attendance and punctuality expectations and physical demands of the position complying with RangeWater Real Estate's policies and performance expectations.

Responsibilities:
Keeps abreast of current changes in technology, leasing and sales tools, processes, and standards within the industry and area(s) of responsibility by attending internal and external training programs and by accessing other sources of information, and applies knowledge and practices to area(s) of responsibility.
Participate in activities outside the normal course of daily business that will enhance both the Company and your stature in the marketplace.
This includes participation in industry related associations and groups to further your own development and the business goals of the company.
As real estate professionals, it is important to take pride in the communities in which we do business and to be active in those communities.
Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to appropriate individual(s).
Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s).
Identifies areas for improvement and offers suggestions to improve the property's efficiency, profitability, and productivity.
Work Hours (may vary by state or location):
Company hours of operation are 8:
00am- 5:
00pm Monday through Friday.
Must be available to work on additional tasks that may require work on weekends or after hours.
Exempt employees are expected to adhere to the standard workweek schedule and work any hours necessary to perform the duties of the job.
Must be able to perform the essential job functions unaccompanied.

Education/
Experience:
College degree is preferred.
Employment history that demonstrates progressive levels of accountability and responsibility in the application and usage of property management and residential multi-housing business principles, and demonstrated knowledge and skills in executing sales, customer service, revenue/expense management, and financial business plans.
Language Ability:
Demonstrated ability to read, write, and communicate effectively to comprehend and complete business plans, financial documents, and legal documents, motivate and lead teams, and communicate property strategies and performance with clients and property owners.
Math Ability:
Demonstrated mathematical skills necessary to add, subtract, multiply, and divide numbers, decimals, and fractions, and calculate percentages in order to complete financial records, budgets, and other fiscal reporting information.
Reasoning Ability:
Senior-level experience and skills in leading and managing others, including demonstrated skills in interviewing, on-boarding, directing, evaluating performance, and making effective talent management decisions.
Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
Ability to deal with problems involving several concrete variables in standardized situations.
Computer Skills:
Demonstrated proficiency in Internet, word processing, spreadsheet, and database management programs in order to complete required reports and employment documents.
Proficient in using property management software (preferably Yardi, One Site, Yieldstar, and others).
Certificates and Licenses:
Current valid driver's license is required.
Certified Property Manager is preferred.
Supervisory
Responsibilities:
Proven skills sufficient to hire, lead, direct, evaluate, and manage subordinates and team members, including specialists is required.
This job has supervisory responsibilities of corporate and onsite employees.

Must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds independently and fifty (50) pounds with assistance.
Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
Travel will be required to visit properties, visit clients, present for new business opportunities, attend educational conferences, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
Incumbents must be able to physically access all exterior and interior parts of any property and its amenities within the assigned portfolio and markets.
Must be able to view computer screens, cell phones, and other electronic equipment for extended periods of time where visual strain may result.

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
