Role Overview
We are a leading Atlanta based construction firm that specializes in the renovation and development of multifamily apartment homes. The Director of Pre-Construction will handle the day-to-day on specific projects related to new and commercial construction. The person who steps into this role will act as a key leader in the entire work acquisition process including management, coordination, and delivery of the preconstruction phases of the project, in addition to extensive client contact.
Responsibilities
The Role You'll Play
Assist the VP of Pre-Construction in developing the division strategy, vision and business planning process
Organize and lead the transition meeting between the project operations team and the preconstruction team and coordinate the follow-up meetings
Prepare or oversee preparation of pre-construction schedule with buy-in from internal departments
Interface with the owners and designers to maintain schedule
Participate in interviews and interview preparation with Owners
Provide value alternative solutions taking into consideration cost, schedule, maintenance, and life cycle cost implications
Oversee value alternate preparation from subcontractors, and internal departments
Lead internal estimate review and bid process team meetings
Oversee the establishment and maintenance of budget control during the preconstruction phase of the project
Assist Project team in design decisions and development of solutions
Assure that the estimates, including general conditions, are accurate, complete, and reflect the actual requirements of the project
Plan and lead the preconstruction strategy meeting on the approach to the project or estimate
Assure that potential risk factors have been evaluated and reviewed with senior management
Responsible for variance reports allows for clear identification of changes to the estimate
Create realistic and detailed schedules for all design, approval, estimating and purchasing activities
Ensure estimates are complete and reflect all that is required to build the project
Provide monthly cost analysis for all active preconstruction assignments and manage the preconstruction department budgets
Qualifications
Your Building Blocks of Success
Minimum of 7 years' experience in pre-construction and new construction, preferably in the multifamily or hotel sector, with field, supervisory and ground up construction experience
Bachelor's degree preferably in construction management, construction/building science, engineering, business management or architecture and design
Current estimating software ie. Timberline estimating, MS Word, MS Excel, MS Project, Adobe Acrobat Professional, Bluebeam, Onscreen Take off.
Working knowledge of applications and benefits of BIM and VD&C
Fundamental knowledge of contract law and project accounting
Thorough working knowledge and understanding of all project management control systems (scheduling, estimating, cost control, procurement and business development)
