The Construction Manager provides construction and portfolio oversight services including management, capital planning, and execution. Projects include office buildings, commercial spaces, retail spaces, industrial facilities and distribution centers. Conducts team meetings, organizes and directs specific tasks within the project such as space surveys, inventories, and action item lists. Coordinates vendors and maintains client satisfaction. Engages and manages contractors and service vendors to execute renovation projects and with minimal disruption to operations.

Key Responsibilities
The successful candidate will be able to demonstrate core competencies in the following areas:
Interact and collaborate with Leasing Brokers on pre-lease opportunities.
Develop accurate cost, assign, execute, and close-out repair and renovation and equipment projects identified through site assessments and notification.
Effectively communicate planned work and schedules with Facility Owners, Facility Management and Contractors.
Develop outcome based specifications for repair and renovation projects.
Complete responsibility to manage repair and renovation work related to building components, MEP, finishes, equipment, signage, and site components.
Develop and coordinate scheduled renovation plans and activities.
Focus areas of work in contracted facilities will include lighting, flooring, walls, ceilings, roofs, doors, HVAC and plumbing.
Identify building and system problems that may be eliminated through improved design or construction practices.
Assist in budget development through planned and deferred projects.
Build and maintain working partnerships with Facility Owners, Facility Management, Real Estate Community and Contractors, and Corporate Staff.
Requirements
The successful candidate will possess the following required degrees, certificates or competencies:
Five or more years professional experience in facilities management, construction management, or property management of commercial buildings
Construction Management degree, commercial real estate project management or related field required.
Working knowledge of building components, mechanical, electrical and plumbing systems
Working knowledge of various codes and ADA requirements
Strong negotiation skills
Able to manage multiple fast paced projects
Able to build and maintain professional relationships
Strong communication skills
Sense of urgency utilized to ensure project through-put
Solution oriented
Knowledge of the Commercial Real Estate Industry
Knowledge of construction, design process and project management terminology.
Ability to handle multiple tasks and meet deadlines.
Must be methodical, analytical and well-organized.
Strong communication and verbal presentation skills with project team and client contact a must.
Must be innovative, detail-oriented and confident.
Must be able to work without direct supervision.

Working knowledge of:
MS Word (Intermediate)

CAFM Software (Desirable)
Furniture Systems/Manufacturer (Desirable)

The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
